No direct flights

The absence of direct flights to Ercan discourages some tourists who do not want to make transfers. This directly reduces demand for real estate rentals in Northern Cyprus.

Due to the legal status of the region, it is not always possible to register property on Booking.com. However, with proper documentation, it is possible, allowing attraction of tourists through international platforms.

High competition in certain areas

For example, in Iskele 90% of studios are purchased for rental purposes, while only 40–50% of 2+1 apartments are rented out. This makes studio rentals less profitable as supply exceeds demand.

Rising cost of living

Northern Cyprus is no longer a budget destination. Tourists seeking inexpensive holidays choose other countries, reducing the flow of renters.

General rental risks

As in any tourist region, there are main risks:
