What to do if the title is not divided or the instalment plan has not yet been paid off in Northern Cyprus

If you already have authorization from the Council of Ministers to purchase property in Northern Cyprus, but the title has not yet been divided or the property is still on an installment plan, usually within 75 working days from the date of receiving the authorization you, together with the seller, pay the taxes at the title transfer stage and wait until the installment is fully paid off or the titles are divided. For foreign buyers, the rate at the title transfer stage for the first property is 3% (if 6% was already paid at the contract registration), and for the second property — 6% (if 3% was paid at the contract registration).

Procedure

If you have authorization from the Council of Ministers to purchase property in Northern Cyprus, but the title is not divided or the installment plan is not yet completed, you usually need to pay taxes at the title transfer stage and wait until:

  • the installment is fully paid off, or
  • the titles are divided (the property receives a separate title).

How to do it

  1. Check with the seller/developer the status: whether the title is divided and whether the installment for the property is closed.
  2. After receiving the authorization from the Council of Ministers, coordinate with the seller the preparation for paying taxes at the title transfer stage.
  3. Pay the taxes within 75 working days from the date of receiving the authorization.
  4. Wait for the title division or full repayment of the installment and proceed with the procedure to transfer the title into your name.
