Cypriot real estate experts reported on property prices

Realtors collected information on new housing prices based on data from Landbank Analytics and the Department of Lands and Surveys.
The largest increase in the average price of new houses was recorded in the Nicosia district: 35.5%. While in the first quarter of 2024 the average house price here was €304,000, the current figure reached €412,000.
At the same time, in the first quarter of 2025, the average price of new apartments in Nicosia remained generally stable. Realtors recorded a slight increase: from €189,000 in 2024 to €191,000 in 2025.
The average price of new real estate in the Limassol district, on the contrary, decreased. House prices fell from €444,000 to €389,000: by 12.4%.
Meanwhile, in Limassol, an increase in the average price of new apartments by 12.4% was noted: from €331,000 to €372,000.
In Larnaca, house prices rose by 21.5% compared to the first quarter of last year: from €320,000 to €389,000, while the average price of new apartments recorded a slight decrease (-2.1%): from €191,000 to €187,000.
Paphos: a decrease (-10.3%) in the average price of apartments was noted: from €320,000 in 2024 to €287,000 in 2025.
Famagusta: new houses showed a drop from €343,000 to €300,000. New apartments fell in price on average from €201,000 to €178,000 over the year.
