Limassol Dominates Cyprus' Office Rental Market

Limassol is currently leading Cyprus' office rental market, with an average rate of €29 per square meter. Nicosia remains the most affordable option, with rents averaging €13 per square meter.

According to a report by Landbank Analytics, there are 506 office properties available for rent across Cyprus. The average asking price is €24 per square meter. This analysis, based on data from major real estate platforms in January 2025, provides a detailed breakdown of rental prices for office, retail, and warehouse spaces across the island.

Limassol holds a commanding share of the market, with nearly 70% of available properties—352 in total. Rental prices in the city range from €5 to €70 per square meter, reflecting its position as the island's primary business hub. Nicosia, in comparison, has 89 available offices, making up 17.6% of the total market, with the highest asking price at €33 per square meter. Paphos currently offers 25 offices, with rental rates ranging between €17 and €50 per square meter. In Larnaca, the average rent spans from €15 to €42 per square meter. Famagusta has just two commercial properties available for rent, with an average rate of €17 per square meter.
