Technical condition of the flats at handover to the owners:

CONSTRUCTION: Of reinforced concrete of at least C30/37 grade. Structural design complies with the relevant European earthquake standards and regulations. Minimum width of external columns and beams 250 mm.

BRICK BUILDING: Hollow clay bricks 25cm wide on the outside and 10cm wide on the inside, in accordance with Cypriot standards. Plastered inside and plastered outside in 3 coats plus 3 coats of paint.

FLOOR FINISHING: All living and kitchen areas will be tiled with porcelain tiles at a cost of €20/m2. All bedrooms will have laminate parquet floors at €17/m2. The bathrooms will be tiled (floors and walls) with ceramic tiles at a cost of €20/m2. All verandas will be covered with anti-slip tiles at a cost of €20/m2. All floors will be finished with skirting boards of the same type.

DOORS AND WINDOWS:

- All external doors and windows will be of aluminium profiles.

with double glazing, energy saving glass, sliding or swinging according to the architectural drawing.

- All internal doors will be finished in wood and melamine.

- Entrance doors will be timber.

CHARACTERS AND KITCHEN SECURITY: Wood with melamine finish all areas shown on the drawings. Kitchen worktops will be granite, supply cost €170 per linear metre.

SANITARY: All 1st quality to EU standards at a total delivery cost of €400 for the bathroom, €250 for the guest toilet and €150 for the kitchen (including all sanitary fittings and sanitary accessories).

WATER SUPPLY: All according to plans with pipe-in-pipe system in accordance with EU standards. Solar panels and water tank included.

ELECTRICITY: All in accordance with electrical drawings and E.A.C. regulatory certificates. Power points and switches are indicated on the wiring diagrams. Lighting fixtures are not included.

INSULATION:

- Moisture Insulation: All concrete surfaces in contact with the ground and all balconies and roofs will be insulated against moisture.

- Thermal insulation: Polystyrene thermal insulation in accordance with the study for high energy efficiency buildings (category A).
