Bazaraki: real estate demand in Cyprus — report for July–September 2025
The Bazaraki marketplace published a report for July–September 2025 with data on real estate demand in Cyprus among local and foreign buyers.
According to the platform, more than 98% of buyers start their search on Bazaraki. The platform records over 230,000 active users per month and around 950,000 monthly visits; in the “Real Estate” category, more than 440 partners operate, publishing over 200,000 listings per year.
Foreign buyers (724,000+ views) prefer secondary real estate, 2–3 bedroom apartments and houses, as well as land plots. Top locations: Limassol — 29%, Larnaca — 27%, Paphos — 23%, Nicosia — 13%, Famagusta — 8%. Preferred area — 50–150 sq.m. Price range — up to €195,000 and €330,000–€595,000; high demand was noted for luxury properties from €1,250,000.
Local buyers (over 2.8 million views) are more actively searching for secondary and under-construction real estate, as well as land plots. Top search cities: Limassol — 35%, Nicosia — 24%, Larnaca — 21%, Paphos — 13%, Famagusta — 7%. Priority — 2-bedroom apartments across the country and 3-bedroom apartments in Nicosia. Popular districts include Oroklini, Tersefanu, Pervolia, Livadia, Paralimni, Kapparis, Aglantzia, Strovolos (Agios Vasilios), Ayios Athanasios, Ypsonas, Peia.
“Bazaraki has become a key indicator and driver of the market,” notes Bazaraki head Afroditi Aletra. The report serves as a reference for realtors, developers, and all participants in the real estate market in Cyprus.
