What Amount Must Be in the Account for a Residence Permit in Northern Cyprus in 2026
The amount in the account required for a short-term residence permit in Northern Cyprus depends on the grounds. When applying under a real estate sale and purchase agreement without regular income, the required amount is calculated as 1 minimum wage for each requested month. For a short-term residence permit based on income, a monthly income of at least 3 minimum wages or a bank balance equal to 36 minimum wages for one year is required. A property owner with a registered title deed is not required to prove income for this ground.

Earlier, we explained in detail the residence permit application process.
This article brings together the financial requirements for common grounds for a short-term residence permit. The calculation is based on the current gross minimum wage; before applying, check the rate and list of documents in the official system of the Ministry of the Interior.
For property owners with a title deed who apply on the grounds of owning a home, the applicable Residence Permit Rules do not impose an income requirement. For a purchase under an agreement without a title deed, the rule is different: in the absence of regular income, a bank balance calculated as one minimum wage for the requested period is required.
How much money must be in the account
The current version of the TRNC Residence Permit and Visa Rules distinguishes between the grounds, so there is no single amount for all applicants.
| Grounds | Requirement | Calculation at a minimum wage of 70 893 TL |
| Housing with a title deed in the applicant’s name | No income requirement established | No bank balance is required on these grounds |
| Property under a registered agreement without regular income | 1 minimum wage × requested period | 6 months — 425 358 TL; 12 months — 850 716 TL |
| Short-term residence permit based on income | Monthly income of at least 3 minimum wages or a bank balance for one year | 212 679 TL per month or 2 552 148 TL per year |
For the calculation, use the current gross minimum wage of 70 893 TL. All amounts linked to the minimum wage are recalculated when it changes. The current rate can be checked in this article.
Who these amounts are calculated for
The table applies to the financial grounds of the main applicant. A family residence permit is subject to separate requirements for the person acting as the supporting family member and a separate set of documents.
Which currency the money can be held in
The Rules require the amount to be confirmed in a bank account, but do not establish a single list of currencies or a uniform rule for statements from foreign banks. Before transferring funds, clarify in the official system of the Ministry of the Interior which bank document and which currency are accepted for your grounds on the application date.
By which date the required amount must be available
If you prove the absence of regular income with a bank balance, the money must be reflected in the document submitted to confirm the grounds for the residence permit. As a general rule, the first short-term residence permit is issued for up to 1 year, and subsequent permits for up to 2 years, unless a special rule establishes a different period.
The current version of the Rules does not specify a universal daily penalty for funds being credited after the application date. Therefore, do not state unconfirmed dates or a deposit amount in the application: provide a current bank statement and documents confirming the selected grounds.
How to avoid refusal
- Choose the grounds for the residence permit before starting to complete the application.
- Calculate the amount using the gross minimum wage in effect on the application date.
- For property purchased under an agreement, prepare confirmation of payment and submission of the application for a permission to purchase.
- For a residence permit based on income, prepare proof of monthly income or the annual bank balance.
- Check the requirements for the bank statement and other documents in the official system of the Ministry of the Interior before applying.
