Larnaca recorded the highest increase in real estate prices
Larnaca continues to strengthen its position in the real estate market, recording the highest increase in property value in the first quarter of 2025, according to expert data.
The greatest growth in Larnaca was observed in the office segment, followed by residential properties such as apartments and houses.
At the same time, warehouses saw only a slight increase, while commercial properties — especially retail shops — experienced a decline, continuing the trend of previous quarters.
On a quarterly basis, apartments showed the highest increase, particularly in Larnaca, which outperformed all other regions.
In contrast, Nicosia recorded the lowest growth, followed by Limassol and Paphos with modest gains. Famagusta showed relatively moderate growth in most categories.
In the first half of 2025, offices, houses, and apartments in Larnaca were especially in demand.
However, retail real estate showed almost no movement, and overall, commercial property continued to lag. Warehouses posted only a very slight quarterly growth.
As for rentals, prices continued to rise compared to the same period last year, with the most significant increase seen in office spaces, followed by apartments and houses.
Rents for holiday properties also rose slightly, while rents for retail spaces continued to decline, reflecting the trend in sale prices.
In terms of yields, they remained generally stable, with noticeable changes only in the office property segment.
