New real estate law in Northern Cyprus for foreigners: what you need to know
If you purchased property in Northern Cyprus before the law came into effect in spring 2024, you need to (1) register the sales agreement and (2) submit an application to the Council of Ministers for approval of the purchase within 6 months from the date the law comes into force — that is, by 21 November 2024. If you own more than one property, the "excess" must be declared: if the declaration is submitted within the first 6 months, 1% of the property value is withheld; later, 3% is withheld. After declaration, 24 months are allowed to sell or re-register the "excess" property.
